Requirements

  • Have no criminal record from their country of residence.
  • Have a valid Health Insurance Policy
  • A valid visa at the beginning of the application process in order to enter Greece
  • Meet the main investment option: Real estate purchase with a minimum value of €250,000, plus the applicable taxes.

 

The following other investment options are also available:

  • An investment with a minimum value of €400,000 in a company that has its
    registered office or established presence in Greece (except for portfolio investment companies and real estate investment companies) for the acquisition of shares in a share capital increase or bonds that are, at the time of issue, admitted for trading on regulated markets or multilateral trading mechanisms that operate in Greece.
  • An investment with a minimum value of €400,000 to a real estate investment
    company that will invest exclusively in Greece, for the purchase of shares in a
    share capital increase.
  • An investment with a minimum value of €400,000 to a closed-end investment company for the purchase of shares or to a closed-end mutual fund for the purchase of shares, provided that the alternative investment institutions have the intention to invest exclusively in companies that have
    headquarters or an established presence in Greece.
  • Acquisition of Greek government bonds with a minimum acquisition value of €400,000 and residual maturity of at least three years at the time of purchase, via a credit institution established in Greece, which will also act as the custodian of these bonds.
  • Acquisition of shares or corporate bonds with a minimum acquisition value of
    €800,000, which are admitted for trading or are traded on regulated markets or multilateral trading mechanisms, operating in Greece.
  • Acquisition of units with a minimum value of €400,000 of a mutual fund incorporated in Greece or another country and with the intention to invest exclusively in shares, corporate bonds, and/or Greek government bonds that are admitted for trading or are traded on regulated markets or multilateral trading mechanisms, operating in Greece.
  • Acquisition of units or shares with a minimum purchase value of €400,000 of an alternative investment fund established in Greece or another country of the EU, which intends to exclusively invest in immovable property in Greece
  • Fixed-term deposit of a minimum value of €400,000 to a domestic credit institution, for at least one year, with a standing order for renewal.

Application Process

Step 1

  • The interested party must submit an application for an entry visa to the Greek consulate authority in their country of origin.

Step 2

  • Pre-contract due diligence of the property: Searches to be conducted from a lawyer: Property deeds, Land Registry and Structural survey and physical inspection by civil engineer

Step 3

  • Obtaining the Tax registration number

Step 4

  • Drafting of the Sale agreement (min. 250,000 Euro)

Necessary certificates from seller:

  1. Tax and Social Security Clearance
  2. Proof of payment either by bank transfer at seller’s bank account or by bank cheque issued at seller’s name
  3. Clearance from the Local Municipality
  4. Certificate of good standing from a certified civil engineer
  5. Registration of the transaction at the land registry
  6. Payment of transaction Tax
  7. 3.09% conveyance tax

Step 5

  • Filing of application for the residence permit
  • Provincial permit issued – Certificate in “Blue Color”
  • Five (5) Year residence permit is issued with the possibility of obtaining citizenship after 7 years.
